If you come across the abbreviation "LV" or a land title number while checking an inheritance, it's worth knowing exactly what this document says and how to read it.
A land title extract (list vlastníctva, "LV") is a public document from the real estate cadastre that precisely establishes who owns a property, what the property is, and what rights are attached to it. Every property in a cadastral area has its own land title extract, though one extract can contain multiple parcels or multiple co-owners at once.
| Section A | Inventory of properties – parcels, buildings, their area and land type. |
|---|---|
| Section B | Owners or other entitled persons and the size of their co-ownership shares. |
| Section C | Encumbrances – such as liens, easements, or other restrictions. |
Section B is the most important one when checking an inheritance — that's where you find out who is (or was) registered as the owner.
A basic preview is available for free through the cadastral portal (ZBGIS/ESKN) by land title number or parcel. A certified extract with official validity is issued by the district office's cadastral department, or a notary can arrange it as part of probate proceedings.
